General Contracting

General Contracting, often referred to as Design-Bid-Build, is a traditional process where the Owner contracts separately with a designer to prepare construction documents then solicits fixed price bids from general contractors to perform the work.  KB3 Group is available to take your completed plans and specifications in order to develop a firm proposal for your project.

Design/Build

Design/Build is an agreement between an Owner and a single entity, typically the construction contractor, to perform both the design and construction of a project under a single contract.  Whether utilizing your designer, or one of our many outsourced designers KB3 Group has successfully completed similar projects with, we can shepherd your project through design and construction under one singular Design/Build contract.

 

Construction Management at Risk

Construction Management at Risk is a delivery process where the Owner contracts separately with a designer and a contractor.  The designer is contracted to develop construction documents and the contractor is hired to provide certain pre-construction services during the development and design phases, then serves as a General Contractor during the construction phase.  This delivery method provides an integration of design and construction professional services yielding value to the Owner.
